Title, developer, warranty, fees and completion — set out in full so you can qualify yourself before you speak to anyone.

Is the title split?

Yes. The subdivision is approved and each residence is conveyed on its own registered title, transferred to you at handover. Your attorney conducts an independent title search before you sign.

Who is the developer?

Regulus Property Development, the developer of the Westbrook Villas community at Haughton Court, Lucea. The company’s completed project history and directors’ details are provided in writing to registered buyers.

What happens if I cannot complete?

The agreement for sale sets out the cure period and the treatment of deposits held in escrow. Where a buyer is unable to complete the developer payment plan for reasons covered in the agreement, the reservation deposit is handled according to the terms stated in the agreement.

Is there a construction warranty?

Yes. Structural elements carry a warranty from the date of handover, and a defects liability period covers snag items identified at the joint inspection.

What are the HOA fees?

Monthly HOA terms are confirmed by the sales office. Managed by a resident-elected HOA with a professional managing agent appointed by Regulus Property Development.

Can a foreign national buy?

Yes. There is no restriction on non-Jamaicans owning residential property in Jamaica. Non-nationals purchase on the same registered title basis, subject to standard AML source-of-funds checks.

What does it cost and what deposit do I need?

Contact the sales office for the purchase terms for your chosen residence. Developer financing includes a reservation deposit, an agreement deposit, staged construction payments and a balance at handover.

What are the closing costs?

Your attorney will explain the applicable closing costs, including legal fees, transfer tax, stamp duty and registration.

When is handover?

Q4 2027 handover. Site works and infrastructure underway; monthly progress gallery published to registered buyers.

Where are my deposits held?

In the project attorney’s client escrow account, released against verified construction milestones. Deposits are never paid to a personal account.

Can I use NHT benefits?

Yes, where you are a qualifying contributor — including voluntary contributors resident overseas. NHT benefits may be applied toward the purchase; see the financing pathway for details.

Can I rent the residence out?

Yes. Short-stay and long-stay letting are both permitted under the HOA rules, and owners can opt into a managed rental program who are not resident full time.
